Bank Statement Loans for the Self-Employed
Your tax returns show what you wrote off, not what you earn. Bank statement loans qualify you on the deposits that actually hit your account.
How it works
- 12- or 24-month personal bank statements
- 12- or 24-month business bank statements
- No tax returns or W-2s
- Self-employed 1 year or more
- Expense factor as low as 10%
- Co-borrower fixed income allowed
- Primary homes, second homes and investment property
Who it is for
Business owners, contractors, 1099 earners, gig workers and anyone whose taxable income is lower than what they really bring in.
Texas homestead note: cash-out on a Texas primary residence is limited by state law to 80% combined loan-to-value. Higher limits may apply to purchases and non-homestead properties.
Program guidelines as of October 2026 and subject to change. Subject to credit approval and underwriting. Not all applicants will qualify.
Questions
How is my income calculated?
Your average monthly deposits over 12 or 24 months, less an expense factor, become your qualifying income. We will run the numbers with you before you apply.
Can I use business or personal statements?
Either. Personal and business account options are available in 12- and 24-month versions.
Are rates higher than conventional?
Usually somewhat higher, because the documentation is more flexible. We will compare options side by side so you can decide with real numbers.
