    How accurate is this mortgage calculator?

    It uses the same formulas lenders use for principal and interest, plus your property tax, insurance, PMI and HOA estimates. Your actual payment depends on your rate, loan program, credit and the property, so treat it as an estimate until we run your real numbers.

    What property tax rate should I use in Central Texas?

    Combined rates in Central Texas commonly run about 1.6% to 2.5% of value per year, depending on the city, school district and special districts. Your homestead exemption lowers it. Send us an address and we will look up the exact rate.

    When does PMI go away?

    On a conventional loan, PMI generally cancels automatically when your balance reaches 78% of the original value, and you can ask to remove it at 80%. FHA mortgage insurance works differently. We will show you the options for your situation.

    How much house can I afford?

    Many lenders look for total monthly debts, including the new house payment, at or below about 36% to 45% of gross income, though some programs allow more. The affordability calculator shows both a comfortable and a stretch price.

    Is refinancing worth it?

    A common test is the break-even point: closing costs divided by your monthly savings. If you plan to keep the home longer than the break-even, a refinance may make sense. We also look at the total interest you will pay over the life of the loan.
