How lot loans work
A lot loan finances the land only. Because there is no house yet, lenders treat land as higher risk, so expect a larger down payment than a home loan. On our program, you can choose a 12-month interest-only structure while you finalize plans, or a longer-term principal-and-interest loan.
Seven things to check before you buy land in Central Texas
- Road access. Public road frontage or a recorded access easement.
- Water. Is there a water supply corporation tap available, or will you need a well?
- Septic. Rural lots usually need an on-site septic system. Soil and lot size matter.
- Electric. How far is the nearest line? Long runs can be expensive.
- Flood zone. Check FEMA flood maps. It affects insurance and where you can build.
- Deed restrictions and HOA rules. Minimum home size, materials, setbacks and animals.
- Survey. Confirm boundaries and easements before closing.
